City Property Management Company is seeking an experienced Community Manager to join our team. As Community Manager, you'll be responsible for the comprehensive management of residential communities, ensuring exceptional service delivery and maintaining property values. This position offers a flexible work schedule with the ability to work from home.General Duties to be Performed:Records and Compliance ManagementMaintain all corporate records of the Association, including minutes and board actions, in compliance with Arizona StatutesResearch and educate boards on existing, new, and proposed legislation regarding associationsDevelop and implement policies as directed by the Board and CPMCReview and verify monthly financial reports for accuracyMonitor and direct collection activitiesVerify, approve, and code invoices regularlyResearch and prepare annual budgets, working with vendors to ensure accurate projectionsEvaluate and make recommendations for reserve expendituresVendor and Contract ManagementAct as primary point of contact for all contracted vendors and service providersPrepare bid specifications, solicit bids, and make recommendations for community workInspect and verify contractor performance and adherence to specificationsApprove completed projects before final payment disbursementCommunity OperationsConduct regular community inspections to evaluate compliance with governing documentsIssue notices to owners and tenants regarding violationsPlan, budget, execute, and attend community eventsTake proactive approach to identify and address future community needsResearch, create, and distribute educational communications via newsletters, website, and emailMeeting and Board ManagementSchedule, organize, and facilitate annual, board, and special meetingsProvide professional guidance and leadership during meetingsPresent thoroughly researched information for board decision-makingAct as liaison between Board, committees, and homeownersAttend all required staff meetings, legal seminars, and CPMC functionsCustomer Service and CommunicationMaintain high level of customer service with homeowners and vendorsRespond to inquiries within 24 hoursCreate and distribute regular community communicationsBuild and maintain positive relationships with board members, residents, and contractorsStrategic PlanningDevelop and implement long-term strategic plans with associationsAnticipate problems and provide proactive solutionsMonitor and plan for future reserve expendituresCoordinate with all CPMC departments to fulfill contractual obligationsRequired QualificationsCertified Arizona Association Manager (CAAM) certificationValid driver's license and reliable transportationProven experience in property management or related fieldStrong financial management and budgeting skillsExcellent verbal and written communication abilitiesProficiency with property management and accounting softwareAbility to work some evenings and weekends for board meetings and eventsStrong organizational and time management skillsPhysical RequirementsAbility to walk properties for regular inspectionsCapability to lift up to 20-30 poundsValid driver's license and ability to travel between assigned communitiesPay is flexible and dependent on experience. #J-18808-Ljbffr Apply tot his job Apply tot his job
